in reply to JoeNapolitano's comment
Let's discuss this. Note that this is not a setback that will be landscaped, but a setback within the building. The setback area will be building space.
in reply to JoeNapolitano's comment
Well, that could've been much clearer. Any facade walls over 18 feet in height...
in reply to JoeNapolitano's comment
Yes, I added 0 feet, but minimum 5 ft abutting other districts.
in reply to JoeNapolitano's comment
Let's discuss the need for lot coverage here and the amount of landscape area to require.
Need to use phrase Building & Planning Director in all places.
Truck stop was added as a definition several years back in an attempt to stop any gas station that met the Illinois gaming restrictions from adding gaming machines. Current mayor seems less inclined to keep such restrictions in place.
If we remove this overlay district, this definition is no longer needed.
There are some uses that the Council does not want in the downtown core area, such as smoke shop/vape shop, cannabis businesses.
Let's delete, don't want to allow this.
Move to Measurements Section?
May be able to delete as our last grain elevator was demolished about 5 years ago.
May want to break out check cashing facilities and only allow in certain districts.
duplicate, found on previous page
Building and Planning Department
What!! No dancing allowed? (just kidding!)
Remove

"...to the site to accommodate the temporary use..."
All must be paved, no alternative surfaces.
Don't we address screening of refuse containers somewhere else? Should read, "All items within an outdoor storage, display or sales area shall be secured so as not to become windblown."
This should be in a prominent location, possibly in the general standards for non-residential districts. Not sure why we had it located here.
Open to discussion
I would like to check these acts to see if they are still valid.
B and C seem to contradict A, which says the "facility" can only be in the rear yard or attached to the rear of the building. How can they be fully screened from view of the front of the street by the principal building when most banks, fast food and pharmacy have pick-up or transaction windows in the side yard? Possibly delete?
or a Mobile Food Truck, in accordance with Title 3, Chapter 6 of the Municipal Code.
We changed the licensing requirements for food trucks so the language above will accommodate those changes.
No
Add accessory outdoor seating, consider accessory outdoor music/entertainment
Need to address live music/event space
in reply to JoeNapolitano's comment
maybe 40 ft with alleys, 50 without?
in reply to JoeNapolitano's comment
Add language and discuss with WG/PC/TC
in reply to JoeNapolitano's comment
Rely on illustrations - add a purpose sentence
I think so. They have more of an undesirable connotation and locations should be limited by zoning.
Recreation and entertainment?
Not opposed.
I think that because of the City's liquor license requirements, they should be separate.
Maybe add a not to exceed square footage. Larger facilities for larger animals should be located in unincorporated areas.
Will do.
Disregard - current Chapter 7D will be pulled in to Public Draft
12' might be too much.
Heights? of what?
Should there be a maximum lot coverage here?
Missing number?
Currently 25'
Enough area to provide landscaping/screening?
I'm not understanding this requirement.
Would the courtyards be a public street, maintained by the City or an HOA?
What about the homes facing the primary street? Do they each get a driveway from the primary street? If yes, need to show on illustration.
40 foot minimum sounds low. Let's discuss.
I like the idea and this would address my previous comment about reducing the overall front setback by 5 feet,
Discuss
I am hesitant to reduce front setback as it reduces the driveway area available for parking. We currently have many areas where vehicles are parked over the sidewalk, or they try to fit a car on the apron. Let's discuss further
